  1. Advertising cost – The cost will be Rs. 10,000. If our agent is visiting the site for taking photographs, it will be treated as an additional cost and will be charged with the advertising cost. No commissions will be charged.


  2. Displaying period - The property will be listed on the website for 180 days (6 months). After sold out the property it will be listed as a “Sold Item”. However, if the buyer (new owner) needs to remove it from the list we will remove it.


  3. Images * – You are allowed to display maximum number of ten (10) images. You should send us (e-mail) selected images in digital form. But note that we are reserved rights to change the technical specifications of the images if they are not complying with the standards (if images are too large etc.). This will not affect or distort the image. See below “Technical Specifications for Images”.


  4. Video clip – This is optional. But you have to pay an additional charge for uploading a video clip due to technical aspects. However the size of your video clip should be less than 30 MB (Mega Bytes). But note that this can be seen or downloaded by anyone and we are not responsible for any confidential or privacy violations.


  5. Display the information – Description about the property including:
    • Title and a brief introduction.
    • Type of the property (house, bear land… etc.).
    • Reason for sale (optional).
    • Location and access road info, how far from the main road/ bus route
    • Expected price.
    • Size of the land (in perches) and land value per perch.
    • If house, no. of rooms, no of square feet, no of bathrooms and other features (such as garage facility).
    • Details about power supply, water supply, telephone lines and other facilities (such as ADSL Internet connections).
    • Value additions – whether is it near by a reputed school, commercial city or a railway station.
    • Payment plan, whether loan facilities are available.
    • Contact person and information such as phone, e-mail.
    • Mode of inspection.
    • Confirmation about the sale – state as “sold”.


  6. Inquiries – You can contact us by e-mails or over the phone. You can call us during working hours to Sri Lanka office or to Tokyo office. In addition to that you can contact us through Skype™.


  7. Further assistance ** – After you placing the advertisement, we are available for your assistance throughout the period. Also we can provide legal advice/ assistance for reasonable charges. See below “Further Support and Legal Assistance”.
 
 
 
 
 
 


Technical Specifications for Images::

  • Size – Maximum size for an image is 300KB.
  • Resolution – 640 * 480 pixel resolution. However display in the website with 500 * 340 resolutions.
  • Format – JPG format is preferred. However GIF, PNG formats are ok and bitmap images (BMP format) are not allowed.
  • Note that most of digital cameras are producing JPG images and you can set resolution by camera itself. Therefore, actually you don’t have to bother about these specifications.
